Bangkok: Individual investors have demonstrated an overwhelming interest in "Thai-style homes," with demand exceeding available units by threefold.
According to Thai News Agency, Mr. Kiri Kanchanapas, Chairman of the BTS Group, has revealed that despite a 20 percent increase in construction costs due to economic challenges influenced by the Middle East conflict, the company will not raise prices for its "Baan Chao Thai" project. This project is part of the D:CODE SRI NAKARIN initiative aimed at enhancing the quality of life through housing solutions.
Mr. Kiri presided over the allocation of units for the 'Baan Chao Thai' project, which witnessed over 10,000 registrations for just 3,000 units, necessitating a selection and allocation process. The project offers units such as the 'FRESHii,' approximately 25 square meters, ideal for students and those seeking compact living spaces. These units start at 1,299,000 baht, with monthly payments beginning at 4,500 baht. Despite economic challenges, the BTS Group maintains the original pricing to support Thai citizens' aspirations of homeownership, requiring no upfront payment until the ownership transfer to the bank.
The project targets mid-range housing for students and young professionals who prefer installment payments akin to renting, catering to those seeking smaller, government-supported homes. Meanwhile, buyers in the 3-5 million baht price range face no capital constraints. The BTS Group is backed by the father's Thanayong Group, which has extensive real estate development experience, and has earmarked 20 billion baht to expand housing projects in Bangkok and other provinces.
The reservation process involves a computer-based selection system where individuals are entitled to one reservation right per unit type chosen during registration. Options include various unit sizes and pet-friendly or non-pet-friendly accommodations. If a selected individual fails the financial assessment, the opportunity is passed to the second or third candidates, contingent upon their financial capability assessment by the lending bank. Results of the allocation process will be available on the website www.baan-chaothai.com from April 21, 2026, at 12:00 PM onwards.
